You rely upon a clean, uninterrupted supply of hot water every single day, yet most of us never give our water heater a second thought.  Just like some of the most important items you depend on daily, it requires routine maintenance to ensure it performs its best for the longest possible time.

 

The MAIN reason all water heaters fail is due to corrosion from the inside out.  You can put a stop to this unnecessary failure and extend the life of your tank significantly, to at least double or even triple the average life through simple maintenance consisting of two vital steps that are recommended by all manufacturers:

1) Routinely FLUSH the water heater to remove sediment blanketing the tank bottom, &

2) Regularly REPLACE the disposable sacrificial anode rod that protects the inner wall.

(A new sacrificial anode at top, to completely worn out at bottom.)

Your sacrificial anode rod protects the inside of your tank from corrosion as it's completely consumed, "sacrificing" itself through an electro-chemical process.  For this reason, it requires routine replacement to ensure lasting performance - once its gone, your tank gets eaten away from the inside out!  The rod usually lasts about 6 to 10 years, but for best results, should be replaced well before it is totally used up*.

 

The sediment that blankets the bottom must be removed as it also promotes corrosion of the inside of the tank, and reduces the protective reaction of the sacrificial anode rod wherever the sediment lies.  Proper flushing agitates and removes these harmful deposits.  This means much more efficient heat transfer to the water (gas models), longer element life (electric models) and cleaner water, as it is a breeding ground for bacteria.

 

Many owners are unaware of the significant benefits associated with performing proper preventive maintenance on their water heaters.  It's a fraction of the cost of tank replacement without the irritating mess or the annoying downtime.  It is also environmentally responsible as it means one less unit that must be manufactured from our precious resources - one less unit on the scrap pile!

   

PREVENTIVE MAINTENANCE SERVICE

1) Flushing the tank by removing the factory drain valve and spraying the inside to agitate and remove up to 95% of the sediment and accumulations within your tank;

2) Removing and replacing your sacrificial anode rod with a brand new unit.  We carry a large selection of replacement rods to accommodate most applications,

3) Testing the T&P (temperature and pressure) valve to check for proper operation, and;

4) Confirming the cold water shut-off valve function and cleaning the tank drain valve.
