1) Drain and flush your water heater to remove sediment and scale.  Install a full port drain and power flush the tank.  This loosens the grime and scale found in the tank and ensures larger particles can be evacuated.

 

2) Check the operation of the T&P valve to verify its function.  We will advise you of its condition upon test - if replacement is recommended, you may choose to have us replace it at additional charge; and

 

3) Remove and inspect the sacrificial anode rod.  We will advise you of the condition and give you our recommendation.  If the rod is still satisfactory, we will clean and replace it.  If a new rod is warranted and you agree to replacement, we will install it at additional charge for the part only.  As identified below, new rods for most water heaters start at just $49.95.  Contact us to confirm how much the anode rod will be for your particular application.

   

4) Check the operation of the water shut-off valve and clean the drain valve.  Ensures that the shut off valve works properly in the event the tank supply needs to be shut down.  As these are rarely used by the homeowner, they become stuck or leak when finally functioned.  The drain valve is cleaned to remove any build-up that may be restricting its use.
